Landlords want certification that your annual income exceeds approximately 45X the monthly rent. Acceptable proof includes:
- Letter of employment.
This letter must be on company letterhead, type written,dated & signed by your employer. If you are starting a new job, an offer letter will also suffice.Please include the following:
- Position
- Date date of hire
- Annual income plus bonuses,commissions, or relocation allotments.
- Most recent tax return (front and signature page only)
- (3) Most recent pay-stubs
- Most recent W-2 Form
If you are Self-Employed:
- Most recent tax return.
- If your tax return does not reflect your entire income due of itemized deductions, then a letter from a Certified Public Accountant is necessary. This letter must state that your net income exceeds approximately 45X the monthly rent.

- Most recent investment account statement showing balances from stocks bonds trusts, etc.
- available funds
A deposit requiring 1 month’s rent and one month's security. This is the minimum standard deposit for any landlord in New York City. Certain landlords may require additional pre-paid rent or security if the prospective tenant falls short of the landlords qualifications.
